Raised in Marion County, Carli has been exposed to every aspect of the Thoroughbred race industry through her family; Her mother Sandra Madison and her grandmother, Linda Sims have worked together for decades breaking, riding, training, consigning and prepping youngsters for the sales. In addition, her step-father John Madison, VMD, is the head of surgery at Ocala Equine Hospital.
Carli is no stranger to hard work and perseverance. As a young child, Carli was up every morning before school to help feed 300 head of horses. By the time she was 12, Carli would travel with her family and their clients to the Thoroughbred sales in Maryland and Kentucky. She was so competent with horses as a teenager, she began working as a vet tech, which she continued to do throughout high school and college.
The Desino’s and Matt Varney met Carli when she worked part-time at Mark’s Prime, their favorite steak house in downtown Ocala. But after the birth of her son three years ago, Carli decided to stay at home and study for her real estate license. Her interest in real estate peaked when she and her fiancée began to renovate and flip homes.
In 2016 Carli became a licensed real estate agent for family friend, Robert Slack, where she learned from the ground up, building the foundation of her real estate knowledge. In her first year she was rewarded by selling 27 properties, reaching over $2.2M in sales and was awarded Rookie of the Year for Marion County!
Ocala Horse Properties took note of her work ethic and success, referring a few clients earlier this summer. Carli was able to close on both those referrals, and recognizing that they were turning down business for smaller properties, they offered to bring Carli on-board.Matt Varney is looking forward to watching Carli flourish.

Her appreciation for Marion County horse country shines. She’s quick to mention the abundance of equine related activities in the area. “We are so fortunate to have access to every discipline of horse sport competition, be it a rodeo, a hunter/jumper show, a dressage or eventing competition, or a thoroughbred sale. When I’m driving around Ocala from horse farm to horse farm or taking in all these activities, it hardly feels like work. As the old saying goes, Do what you love and you’ll never work a day in your life.”
In her spare time she enjoys being active, and in Ocala there is so much to offer. “I love going to the the famous Silver Springs where I can launch my Kayak, or Rainbow River, which is the best for paddle boarding. Santos trails offers a variety of biking trails that people travel from all over come to visit. I don’t know any other city in Florida that has such diversity of entertainment and activities as Ocala.”
Carli also has a fresh view on the growth and future of our region.
“Ocala is growing in all the right ways. You don’t see as many chains popping up, instead you do see locally owned bistro’s, coffee shops, breweries and wine stores expanding. I watched our local farmers market grow from a few tents on the square to it’s newly expanded location with an overflow of vendors. Local business’s really have the community support and philanthropy is alive here. It warms my heart how passionate this community is about rallying for a good cause. Ocala offers the perks of a big city while preserving the integrity of it’s historic nature and small town feel.”
Her enthusiasm is obvious, not just because she enjoys her career in the real estate market, but because she loves Ocala as well.
